3. Inspection and Maintenance Checklists

CSG will use detailed, system-specific checklists during site visits.

Exterior & Structure Inspection:

  • Roofing: Check for leaks, debris, gutter debris, flashing integrity, and corrosion.
  • Foundation/Walls: Inspect for cracks, spalling, bulges, efflorescence, and water intrusion points.
  • Grounds: Inspect driveways, sidewalks, and parking lots for safety hazards (potholes, heaves) and positive / negative grading.
  • Landscaping: Ensure plants and trees do not interfere with or damage the building envelope.

Interior & Systems Inspection:

  • HVAC: Verify operation, change filters, clean coils, check energy consumption.
  • Plumbing: Inspect pipes, fixtures, and water heaters for leaks, pressure issues, corrosion, and life expectancy.
  • Electrical: Inspect panels, wiring, outlets, and test GFI circuits.
  • Fire & Life Safety: Test alarms, smoke detectors, and emergency lighting. Confirm clear access to fire extinguishers and panels and inspect fire extinguishers to ensure annual inspection tags are current.
